What Orange County sellers ask us most
How do I know what my Orange County home is worth?
Your value comes from what similar homes nearby have actually sold for in the last few months, adjusted for size, condition, lot and upgrades. Online estimates average those numbers and can miss by a wide margin on unique or updated homes. We prepare a written valuation from sold comps at no cost, so you start with a real number instead of a guess.
What does it cost to sell a home in Orange County?
Plan for your listing agent’s commission, any buyer-agent compensation you agree to offer, escrow and title fees, Orange County’s documentary transfer tax of $1.10 per $1,000 of the sale price, and any prep or repair costs. Commissions are negotiable. We give every seller an estimated net sheet before listing so there are no surprises at closing.
Will I owe capital gains tax when I sell?
Many homeowners owe nothing. If you owned and lived in the home for at least 2 of the last 5 years, federal law lets you exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. Gain above that is taxable, and California taxes it as ordinary income. Longtime owners should check their cost basis early. Dar’s CPA background means this is part of the conversation from day one, though you should confirm specifics with your tax advisor.
Should I make repairs or updates before listing?
Fix anything that affects safety or would show up as a problem on inspection, then focus on inexpensive, visible improvements like paint, lighting, landscaping and deep cleaning. Large remodels rarely return what they cost before a sale. We walk the home with you and tell you what is worth doing and what is not.
How long does it take to sell a home in Orange County?
Most sellers need a few weeks to prepare, photograph and launch the home. Time on market depends on price, condition and season, and a well-priced home usually draws its best offers in the first couple of weeks. Once you accept an offer, escrow commonly takes about 30 days.
Should I sell my current home before buying the next one?
It depends on your equity, your financing and how much risk you want to carry. Options include selling first and renting back, buying first with a bridge loan or HELOC, or making a contingent offer. We map out the timing with you and your lender so you are not forced into either move.
